Ottawa Move-Out Clean-Up: A Closing-Day Checklist for Home Sellers

Moving out is not finished when the last large box leaves the driveway. Before an Ottawa home changes hands, sellers still need to clear overlooked belongings, clean the useful surfaces that furniture concealed and confirm that the property matches the agreed handoff. A rushed final pass can leave food in a cabinet, hardware in a drawer or a full garbage bin for someone else to discover.

A practical move-out clean-up separates moving, removal and cleaning into the right order. It also leaves enough time for a final walkthrough before the keys are released. This checklist is designed for occupied houses, townhomes and condos being prepared for closing day. It covers ordinary interior clean-up and authorized non-hazardous junk removal, not repairs, remediation or hazardous materials.

Start with the closing requirements

Ask your real-estate lawyer or representative what the agreement requires and when possession is expected to be available. Do not assume that a general phrase such as “broom clean” answers every practical question. Items included in the sale, rented equipment, stored materials and keys should already be identified. Cleaning should support those obligations without moving or discarding anything that is meant to remain.

• Confirm the date and time the property must be empty and accessible.
• List appliances, fixtures, window coverings, remotes and other items that must remain.
• Identify any chattels or personal property the buyer has agreed to receive.
• Confirm condo elevator bookings, loading access and permitted moving hours.
• Set aside every key, fob, garage remote, mailbox key and instruction that must be handed over.
• Ask before removing manuals, spare materials or labelled paint that may belong with the home.

Separate moving day from clean-up day

Cleaning around movers usually creates repeat work. Boxes return to freshly cleared floors, doors stay open and packing material spreads into rooms that looked finished. Whenever the schedule allows, complete the main move first. Then remove approved leftovers, clean from the upper surfaces downward and finish the floors closest to the exit last.

If both stages must happen on the same day, assign clear zones. Keep one room or section available for items still being loaded and release rooms to the clean-up crew only when they are truly empty. Protect documents, medication, electronics and valuables in a separate area that cannot be mistaken for removal.

Clear belongings before opening the cleaning kit

A final clean cannot be completed properly while decisions are still being made. Check shelves, cold-storage rooms, basement ledges, garage cabinets, under-stair storage and the tops of appliances. Separate belongings into move, donate, recycle and authorized removal groups. Give the kitchen a cabinet-by-cabinet pass

The kitchen holds more small, forgettable items than almost any other room. Empty the refrigerator, freezer, pantry, drawers and cupboards unless specific contents are included in the sale. Check the warming drawer, lower corner cabinets, shelves above the refrigerator and the space below the sink. Remove crumbs and ordinary residue using methods suitable for the finish.

Clean appliance interiors only when they are part of the agreed scope and the manufacturer’s care instructions are known. Wipe counter edges, cabinet pulls, sink fixtures and the exposed sides of the island. Pull out removable drawers or shelves only when that can be done safely and returned correctly. Finish by checking that taps are off, doors close normally and no cleaning cloths or supplies remain.

Reset bathrooms and laundry areas

Remove personal products from vanities, medicine cabinets, shower shelves and laundry cupboards. Wipe sinks, counters, mirrors, tubs, showers and the exterior surfaces of toilets using products appropriate to each material. Check behind doors and around the bases of fixtures where dust and small items collect. Empty lint from accessible dryer screens and remove laundry products that are not staying.

Do not disconnect appliances, move installed fixtures or attempt plumbing work as part of a standard clean-up. If a leak, loose fitting or damaged surface becomes visible, stop and report it to the person responsible for the property.

Work through bedrooms, living areas and storage

Once furniture is gone, vacuum or sweep the exposed floors, edges and corners. Wipe reachable ledges, built-ins, empty closet shelves and ordinary marks that can be cleaned safely. Check window ledges, but do not force painted-shut windows, remove screens or disturb damaged coverings. Look behind doors and inside every closet before declaring a room complete.

• Remove hangers, shelf paper and storage bins that are not included.
• Check outlets and vents for items resting against them, without opening electrical covers.
• Collect picture hooks, loose fasteners and wall anchors only if removal has been approved.
• Leave included shelving assembled and accessible.
• Keep stairs, halls and exits clear while equipment moves between rooms.

Do not forget the garage, basement and exterior route

Garages and basements often contain the final leftovers: tire bags, scrap wood, garden products, spare flooring and half-used renovation supplies. Confirm what stays before anything is loaded. Ordinary non-hazardous items can be removed within the agreed scope, while fuels, solvents, pesticides, pressurized cylinders and unknown substances require separate handling.

Sweep the cleared floor areas that are safely accessible and remove loose packing material from the route to the vehicle. Check that utility equipment, shutoffs and electrical panels remain unobstructed. Outside, collect moving debris from the walkway or loading area and follow the building’s rules for shared spaces. Exterior washing or seasonal work should be booked as a separate scope rather than added during the final hour.

Complete one documented final walkthrough

When the clean-up is finished, walk through in a fixed order and take time-stamped photos for your own records. Begin at the farthest room and move toward the main exit. Open every empty cabinet and closet once, check floors and ledges, then close the room. Confirm that included items remain and that no tools, supplies or waste have been left behind.

• Check kitchen cabinets, appliances and food-storage areas.
• Check bathroom vanities, shower shelves and laundry storage.
• Check bedrooms, closets, basement rooms and the garage.
• Confirm windows and doors are left as instructed.
• Gather keys, fobs, remotes and agreed instructions in one secure place.
• Photograph the final condition without including personal documents or security codes.

If another trade, mover or occupant enters afterward, identify that clearly in the handoff notes. A final clean-up reflects the condition at the time it was completed; later activity can change floors, counters and access areas.
